Open Question: Plumping Question - Toilet and Sink?

I am currently in the process of buying a new house, one of the problems in the house is one of the bathrooms. The inspecter said it wasn't a problem that would stop us from getting the loan but we should get it fixed asap. The two problems are the toilet and the sink. He said if you flushed the toilet it would keep running and running. He said we would have to "gut it".... Would it be easier to just change the whole thing.. and if not how do you "gut" a toilet? The other problem was the sink, it drips, it has a leak. The water wouldn't stop coming out of the faucet when he had the water turned on, it wasn't that much like a steady drip but it was annoying and would make the water bill higher. How do you fix that problem? Would buying a whole new sink fix the problem or is a problem with the line behind the sink? How would you go about fixing it without buying a new sink if buying a new one wouldn't fix it? Is it easier to buy a new sink than fix it? Thanks I appreciate it! Sorry to the spelling police, I was in a hurry to type my question and spelled a word wrong.... Regardless of my education and ability to spell, my question still stands and I think having a high water bill is more important than my spelling skills. And also thanks to everyone that is answering.. this really helps... I know there are things I need to learn now that I am buying a new house, especially one this age (it's 100 years old).. and it's never to early to start :).

Open Question: I have a puma 80e boiler that goes off before it gets up to temp?

i have a digital theromstat in my hall way that is set to 21 degrees but the boiler shuts off before it get up to any kind of temp iv got all the setting turned to full but this problem still happens i think that the themostat that tells the Central heating my be faulty can any one help yes the boiler has its own thermostat one for the CH and one for the H water
